Here at Precision we offer a full range of property reports. The below reports are all vital when it comes to deposit disputes and we highly recommend you have each and every report compiled for each tenancy.
Inventories
A full inventory is a vital document to accompany any tenancy. We fully photograph each room, take utility meter readings and compile a very detailed list of the property and its condition. A detailed report combining both text and photos, compiled by an unbiased third party provider, is a must have with any tenancy.
Mid Term Inspections
A mid term inspection is critical to the up keep of your property. We assess any maintenance that may be required and conduct a brief inspection of general cleanliness. Mid Term inspections often help to alleviate any issues within the property before they become too concerning. A brief report is then compiled and sent to the landlords or their representative
Check Ins
At check in we will meet your tenants at the property at the start of their tenancy. During the meeting we will check keys, logging all that are given to the tenants and update meter readings. We will also walk the tenants through the inventory and sign off any amendments. Having a signed inventory by the tenants, along with a thorough key log and updated meter readings will eliminate problems during, and at the end of the tenancy.
Check Out Reports
A full check our report in conjunction with the original inventory is the minimum requirement when dealing with any deposit dispute. It is the landlords responsibility to prove the property condition, not only at the beginning of the tenancy but also the end. Third party reports are generally regarded as the best form of evidence you can provide.

Peter Rollison

Peter formed the company back in 2009. Peter runs the day to day business side of things and, along with Louise, also completes the inventories, check ins and check outs each day. Peter has been in the property sector for over 20 years covering all areas of Estate Agency, letting agency, plumbing and for the last 13 years inventories.
Outside of work Peter enjoys spending time with his young family and is a keen sportsman. He is the club secretary for Catsfield Football Club and is a member of Highwoods Golf Club.

Louise has been with Precision since 2013. Louise probably has the keenest eye for detail in the team. Her inventory reports are outstanding and her check out reports are highly detailed. Louise has been in the property sector for 23 years and her varied roles have meant she has gained a vast level of experience.
Outside of work, Louise enjoys spending time with her family and is a member of the WI which has a strong presence within her local community.

Louise joined the team in 2017. Her role is to organise and conduct the hundreds of mid term inspections we carry out every month. Formally the branch manager of a succesful letting agency, Louise has over 18 years experience in the property sector. Along with this business experience, Louise is also a landlord herself so knows exactly what to look for when visiting your property and conversing with your tenants.
Outside of work Louise likes to spend time with her young family, socialising with friends and is a very keen runner. Louise regularly competes in 5k, 10k and half marathon events.
